Healthy-home builder · Northeast Florida
We don't say your home is healthy. We measure it — and prove it.
Innes Contracting is a licensed Florida general contractor that builds, remodels, and assesses homes for the air you breathe, the water you drink, and the materials around you — verified with instruments and recognized standards.
Jacksonville · The Beaches · Ponte Vedra · Nocatee · St. Augustine · St. Johns & Nassau
Illustrative target ranges anchored to recognized benchmarks (e.g., ASHRAE, EPA Indoor airPlus). Actual figures come from on-site measurement in your report. Targets describe performance, not a health outcome.
The problem nobody measures
In this climate, the inside of your home is an environment — not an afterthought.
Northeast Florida's heat, humidity, mold pressure, storms, and salt air act on a house every day. Most homes are built and sold without anyone ever measuring what that does to the air, the moisture in the walls, or the water at the tap.
Mold and IAQ inspectors in the region can tell you there's a problem — but they can't build or fix it. Production builders compete on energy and square footage, not on what the indoor environment actually reads.
Innes Contracting is the licensed general contractor that does both: we diagnose the home against a measured spec, then build or remodel to close the gap — and re-measure to show the change in numbers.
How it works
Measure. Build. Verify.
A straight line from a scary question to a home you can stand behind — with a number at every step.
Assess
A paid, flat-fee healthy-home assessment. We measure air, moisture, water, and materials on site and deliver a scored report against the six pillars.
Build or remodel
As a licensed GC, we fix what the report found — a targeted retrofit, a full healthy remodel, or a new custom build engineered to the spec from day one.
Verify
We re-measure when the work is done and hand you the before-and-after readings. The result is documented, not asserted.
Our proprietary standard
The Innes Standard
The building industry never set a bar for a measurably healthy home — so we built our own. The Innes Standard is our proprietary spec: a scorecard that runs on any home and shows the gap between builder-grade and measured-healthy, with every threshold anchored to a recognized authority so the numbers hold up.
The Innes Standard is our own proprietary scorecard — not an independent third-party certification. We anchor every threshold to a recognized public standard (ASHRAE, EPA, NSF, CARB) so you can check our work. We hold ourselves to it because no one else in the industry was.
What we do
Three ways to work with us
Start with an assessment, or come straight to us for the build. We're a full licensed GC — remodels, new builds, and commercial work included.
Healthy-home assessment
A paid, flat-fee inspection and scored report. The fastest way to find out what your home actually reads — and the front door to everything else.
Healthy remodel & retrofit
Targeted work that closes the gaps the report found — adding dehumidification and fresh-air ventilation, whole-home water filtration, and zero-VOC finishes to the home you already own.
New custom build
A home engineered to the six-pillar spec from the foundation up — moisture control below the slab, balanced ventilation, clean-water systems, low-tox materials, and circadian lighting, all verified before you move in.
The spec we measure against
The six pillars
Each pillar is a real set of systems we design, install, and verify — not a slogan. A sample of what that looks like in a build or remodel:
Moisture & mold
A dedicated whole-home dehumidifier that holds 45–55% humidity, a sealed sub-slab capillary break, and wall assemblies built to dry out — not trap water.
Indoor air
A balanced ERV bringing in measured, filtered fresh air (ASHRAE 62.2), MERV 13+ filtration on sealed-and-tested ductwork, and kitchens vented outside — not recirculated.
Clean water
Whole-house carbon/KDF filtration at the main line (NSF 42/53) so every tap and shower is covered, plus point-of-use reverse osmosis (NSF 58) for drinking and cooking.
Low-tox materials
Zero-VOC paints, no-added-formaldehyde cabinetry (CARB2), FloorScore-certified flooring, and low-VOC adhesives and insulation — what's behind the walls counts too.
Light & comfort
Daylight planned into the design with tunable, circadian-friendly lighting in key rooms, plus right-sized zoned HVAC and sound attenuation between spaces.
Resilience
Impact-rated windows and doors, a hardened and well-sealed envelope, flood-aware siting — and optional solar-plus-battery so the home stays livable through a storm.
Specific products, sizing, and assemblies are confirmed per project against your budget, availability, and local code.
New name. Serious rigor.
A licensed builder who measures, not a marketer who promises.
Innes Contracting LLC is owned and run by a licensed Florida general contractor — Florida GC license #CGC1536371. Every claim on this page is framed around measured performance and reduced exposure, anchored to public standards you can verify.
Our approach is built on the EPA Indoor airPlus framework and building-science fundamentals, with a proprietary Innes Standard scorecard layered on top. We'll only ever print a credential here once it's actually in hand.
We don't make medical claims or guarantee health outcomes. We measure performance and show you the readings.
Questions
Straight answers
What is a healthy-home assessment?
A paid, flat-fee visit where we measure your home's air, moisture, water, and materials on site and deliver a scored report against the Innes Standard. You get the numbers and a clear list of what, if anything, is worth addressing.
Do I have to do a remodel after the assessment?
No. The assessment stands on its own. If the report finds things worth fixing and you want them handled, we can do that work as a licensed GC — but there's no obligation.
Are you saying this will improve my health?
No. We don't make medical claims or guarantee health outcomes. We measure your home's performance — humidity, air quality, water, materials — against recognized standards and show you the readings. What you do with that information is your call.
What is the "Innes Standard"?
It's our own scorecard — not an independent third-party certification. Each threshold is anchored to a recognized public standard (ASHRAE, EPA, NSF, CARB) so you can check the basis for every number.
Where do you work?
Northeast Florida: Jacksonville and the Beaches, Ponte Vedra, Nocatee, St. Augustine, and the St. Johns and Nassau county areas.
